PRE SELECTION OF PROPERTY

We will send you a selection of property within your requirements and then we agree to view the selected property to start with when you are here if they are still available. We can add to this as well as there is also property for sale that will not appear on websites.

MEET AND GREET

We arrange to collect you from your hotel or accommodation at a time and day that suits us both and then we go and take in the selected property and more and most important we will show you what the areas have to offer in terms of amenities and services etc .

WHAT HAPPENS WHEN YOU FIND A PROPERTY TO BUY

You make an offer through us and once we agree the buying price you the buyer will pay a deposit of between 3k and 6k through your own lawyer first as we do not handle or take any deposits or monies from our customers and then your lawyer will be put in contact with the owners lawyers and transfer the contracts and deposits etc… Your lawyer will then start the process of double checking the building and occupation license ,all debts outstanding are paid off including mortgages etc. You can agree at that time to go straight to completion on a date agreed with you and the buyer or if you wish you may pay between 10%/20% on a private contract within 2/3 weeks of placing the initial deposit and then agree a final completion date.

LAWYERS

You can by all means use your own lawyer and if you have not got one already we can recommend one of the law firms we have dealt with for years and are very reputable and speak fluent English and other languages if required. They will act for you and you alone and will have no ties to us or the seller of the property.They are all fully insured and have been in business for a very long time and come highly recommended by us .

MORTGAGES

We deal with all the major banks here and also we have a couple of reputable brokers who deal with all banks and financial institutions and can sit down with you or call you in advance of your trip to discuss what your requirements are from a borrowing point of view and also how much deposit you will need ,and what type of mortgage would be the best and also interest rate and terms etc… The Percentage you can obtain will depend on your own situation and also property and area you are buying but the brokers will advise on this.We also have local banks that offer some very good deals as well.

DOCUMENTS EXAMPLE - NON-RESIDENT BUYERS

  1. A copy of your passport.
  2. Marital status, age, children etc.
  3. Your last three salary pay statements or pension vouchers.
  4. The last tax declaration made in your home country (P60).
  5. If you are an employer or are self-employed, a copy of your tax returns and annual accounts for the last two fiscal years.
  6. Information about other properties owned fully or partly.
  7. Details of the property you are planning to buy.
  8. A brief description of current job situation, other incomes, investments, debts and other properties whether abroad or in Spain, etc.
  9. Information about any other sources of income.

ONE OFF BUYING & YEARLY RUNNING COSTS - GUIDE LINE ONLY "All will be Confirmed in Advance When You Find a Property"

  • Every property that is bought in Spain will have one off buying costs which start from 11% of the agreed purchase price.
  • One off Buying costs broken down are from Resale property.
  • Goverment transfer tax for resale property (8% (up to 400k) 9% (400k to 700k) 10% (700k upwards), 1% (Plus VAT 21%), Lawyer fees, Stamp Duty, Notary and Land registry fees.
  • The above figures are based on buying with your own funds and if you are obtaining a mortgage you will add another 2% approx for added bank fees and notary fees etc...
  • If you are buying a brand new property the transfer tax is called VAT and start from 10% plus the other related costs above.
  • If you buy a commercial property or plot of land transfer tax is 21% plus the above related costs.
  • The above can change from year to year so please ask us to confirm.
  • Yearly running costs broken down.
  • Community fees... Paid for up keep of the complexe.g.Cleaning Pools, Cutting the grass and garden upkeep, outside electric, security etc...
  • Local Taxes Called IBI ... Paid to the town hall for the upkeep of the local area and towns and parks and beach and promenade etc...
  • Refuse. Weekly collection of refuse.
  • Water and electric are based on usage.
  • At the end of the year you will also do your tax return and as a non-resident you will pay a property tax/rental tax of your property/your lawyer will advise on value. These taxes go towards the running of airports and national roads infracture.
  • N.I.E. NUMBER AND SPANISH WILL

    You will need an NIE number which is a tax number in order to buy your property here but again once you have your lawyer on board they will normally agree with you to do this if you do not want to do it yourself.

    It is also advisable to take out a Spanish will.

    FURNITURE PACKS

    We deal with 2 furniture companies that do furniture packs from 5k for a 2 bed 2 bath apartments upwards to 50k. It all depends on the quality and finish of your furniture pack and also size and type of your property.

    Once you agree the furniture with the company they will deliver it all for you and unpack the furniture and place in spaces you want and then they will clean up after themselves and take away all the cardboard boxes and rubbish as well. If you need light fittings and curtains fitted etc… some can do this as well.

    BUILDING AND MAINTAINACE SERVICE

    We deal with a couple of reputable building companies for renovating or extensions or for adding pools etc… and can meet you and quote for the job you require.

    Likewise if you need electrical work or painting or general handy man we can supply a reputable individual that will come to you and again quote for the work you require.

    CAR PURCHASE

    We deal with 3 suppliers of cars, garages for the purchase of a car as a good few of our customers buy a car for their own use while they are here and then leave in the garage or community when they leave .We can discuss if this is advisable for you as sometimes it is better to rent a car as if you live far from Malaga airport then you have to get a taxi and this could cost 100 euro plus each way etc...

    Also it depends on how many times of the year,you are here.

    RENTING YOUR PROPERTY EITHER LONG TERM OR FOR SHORT TERM HOLIDAY LETTING

    When our customer purchase a property sometimes they rent out their property for 5/6 weeks to cover yearly running costs etc… and also we have investors who buy property to run as a business and rent long term and or holiday letting etc... We deal with local companies that have customers already in place and are experts in the rental market.

    COMING TO MALAGA /COSTA DEL SOL AREA AND NOT SURE WHERE TO STAY.

    We can advise you about Hotels in each area that our customers have stayed in from Benalmadena to Marbella, Malaga, Estepona etc...

    SELLING YOUR PROPERTY

    We never ask our customers for any money upfront for advertising your property for sale and the only time you will pay fees is at the completion date when you are handing over the keys in the notary office.

    We will come out to your property and give you a valuation on what we see and also let you know what the market is doing in the general area and also what similar property is for sale in the complex and area.

    ONCE WE AGREE A SELLING PRICE WE WILL:

    1. Take all the marketing photos.
    2. Upload the photos to all our marketing websites.
    3. Your property will automatically get listed with over 400 property agents and colleagues, both locally in the area your property is & also other agents & colleagues along the coast from Malaga to Marbella to Estepona to Duquesa, Mijas, Benalmadena, Fuengirola etc.
    4. Several overseas websites.
    5. You will have one person dealing with the sale and one phone number to deal with us.
    6. You can pass us on a set of keys for quick access and we will meet and greet all customers both our own and as well as meeting other agents with their customers at your property so we are the only ones that have the keys and we are the only ones opening the door to do the viewings.So you have peace of mind that we are the only ones with the keys for security.
    7. We will also send you an email or text to let you know how each viewing went, good or bad news we always supply.
    8. When we get an offer we pass on all offers providing the customer has viewed the property as this will stop a lot of timewasting calls.
    9. Once a price is agreed and the buyer pays a non-refundable deposit of between 3k and 6k (Subject to any special conditions) on the offer and deposit contact we then pass onto the lawyers to complete all the necessary paperwork and agree a completion date.
    10. Most important we never ask for any money or fees upfront and you get to deal with one person and one email address and one phone number at all times.
